Access Statement for the Two Beaches B&B Paignton
Introduction. Two Beaches is a semi-detached Edwardian town house, situated in an elevated position in a quiet residential area of Paignton.
We have 7 bedrooms of which two are on the ground floor, the doorway to our ground floor bedrooms are narrow and are not suitable for wheelchairs. There are 3 bedrooms on the first floor 1 double room with sea view, a deluxe double and a spacious superior double, 2 final bedrooms are up on one flight of stairs, one single room and 1 double room with bathroom, all other rooms are en-suite with showers. The whole house is carpeted.
1. We are located a 12-15minutes walk from the bus station and railway station, both of which are a short distance from each other. Taxis are available at the railway station approx cost £3- £4.
2. There are several local taxi companies, we can make bookings in advance for you.

4. Menus can be provided in Large print if required. We regret we do not have facilities to prepare documents in Braille.

Arrival & Car parking. Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
To ensure your accommodation is ready we ask that guests do not normally arrive before 10am or later than 8pm. Earlier arrival may however be possible by prior notice.
Parking on arrival at the property, there is a level gravelled entrance with parking for two cars to the front, a short driveway to the rear of the property with a further five spaces with marked parking bays. The drive and car park are lit at night.
There are no parking restrictions outside of the property. We offer assistance with luggage.
Main Entrance. The front door entrance and reception is accessed by three steps. The front door can only be accessed by a key and locks on closure.
Please ring both bells on arrival.
Guests are required to complete our registration form and facilities explained.
All bedrooms are carpeted throughout. Bathroom and en-suites have laminate or lino
All rooms have en-suite facilities consisting of a shower, w.c & wash basin.
Tea & coffee facilities are provided also hair dryer.
Freeview T.V is fitted in all rooms.
Our beds are made with duvets, all pillows are synthetic. Extra pillows are provided to each bedroom. Blankets on request.
Emergency procedures and contact details are displayed in all rooms, please make yourselves familiar.
There is central heating throughout the house. All rooma are thermostatically controlled.
All bedrooms have wardrobe, chest of draws, bedside tables, chairs, some rooms also have small tables.
Bedroom 1 Ground floor double/twin. This room consists of two 3ft single beds or makes into 6ft kingsize accessed from both sides.
Bedroom 2 Ground floor , double/twin. This room consists of two 3ft single beds or makes into 6ft kingsize accessed from both sides.
Bedrooms 3, 4 & 5. These rooms are located on the first floor up one flight of stairs.
Bedroom 3. Queensize 5ft bed accessed from both sides of the bed.
Bedroom 4. 4ft 6in double bed accessed from both sides.
Bedroom 5. 5ft bed accessed from both sides.
Bedrooms 6 & 8 Both rooms are on the second floor.
Room 6 single 4ft 6in bed accessed from both sides.
Room 8 double bed 4ft 6in bed accessed from both sides.
From the main entrance, through the hallway where there are a selection of local information, maps and tourist information.
Honesty bar, lounge & dining room. This is an open plan area.
W.C there are public toilets by the main bar area.
Breakfast room. Breakfast is served in the breakfast room from 8.30 am – 9.00 am.
Early breakfast can be provided from 7.00am by prior arrangement with a pre-order.
From the dining room there are large patio doors opening on to the garden.
Garden. We have a pretty garden with patio area, guests are welcome to use the garden at all times. Access is through the patio doors, garden furniture available.
We have our own fire risk assessment in place, also a full electrical report.
Pat testing to all electrical appliances done yearly.
There is emergency lighting throughout the house.
There is a fire extinguisher in the entrance hall, two on the first floor, one on the second floor, also extinguishers in the bar and dining areas.
In the event of a fire the alarm will sound. Please advise us if you have hearing impairment and might not hear this.
The building can be evacuated via the front door at the bottom of the guests stairs in the entrance hall, there is also an emergency door by the bar.
We do not permit smoking in the house, but you may smoke in our garden by the patio area.
We are happy to cater for most special diets. Please advise us on or before your arrival.We are happy to refrigerate any Medication.
